Why stacked condo and townhouse dryer ducts clog faster, what building rules require, and how cleaning works in a high-rise or freehold town.

Condo and stacked-townhouse laundry is a different animal. The duct is longer, shared or vertical, and half the time the resident has no idea where it terminates. Here is how it works in GTA buildings.

Why condo vents clog faster

  • Long vertical runs. Many units push 20–40 feet up or across to a common shaft or roof cap.
  • Shared risers. In stacked towns, several units can feed one riser; one neglected unit affects everyone below.
  • Compact dryers. Ventless and small-capacity units move less air, so lint settles rather than travelling out.
  • Tight closets. A crushed transition hose behind a stacked washer/dryer is the most common problem we find, and it takes minutes to fix.

What building rules usually say

Most GTA condo declarations make in-suite dryer duct cleaning the owner's responsibility, while the shared riser belongs to the corporation. Many boards now require a cleaning receipt every one to two years, and some insurers ask for it after a claim. Check your status certificate or property manager before booking — and ask whether the building requires a certificate of insurance from the contractor. We carry and provide one.

How the appointment runs

We work from inside the suite: pull the dryer, clean the transition hose, rotary brush as far up the run as the configuration allows, HEPA vacuum, then verify airflow. Where the termination is on a roof or common area, we coordinate with the property manager for access. Typical time in suite is 45–75 minutes with no mess left behind.

Freehold towns

Freehold townhomes in Vaughan, Brampton and Markham usually run to a rear sidewall or roof cap with several elbows — cleanable in one visit, but rarely reachable with a shop vac from one end.
