How we approach chimney repair
We diagnose from the top down: crown, cap, flashing, mortar joints, brick face and then the liner. Each is a separate water entry point with a separate fix, and quoting a repointing job when the real problem is failed flashing is one of the most common ways homeowners get overcharged in this trade.
Liner work is safety work. A cracked clay liner or a corroded metal liner lets combustion gases into the wall cavity of your home. Where relining is needed we install to CSA and manufacturer specification and document the installation.
Almost every chimney repair we quote starts as a water problem. Water gets in through a cracked crown, failed flashing or open mortar joints, freezes overnight, expands, and takes the masonry apart from inside over a few seasons. Fixing the visible damage without fixing the water path means repeating the repair, so we trace the entry point before quoting anything.
Repair scope has to match the failure. Repointing addresses open joints in otherwise sound brick; a crown rebuild addresses a cracked or improperly sloped cap; a liner replacement addresses a flue that can no longer safely contain combustion products; and a partial rebuild is needed once freeze-thaw has spalled the brick faces themselves. We show you photographs of what we found and price the options rather than presenting one number.
When to book
Masonry work needs temperatures reliably above freezing for mortar to cure, which makes late spring through early autumn the working season for anything structural.

Chimney Repair questions
Why is my chimney leaking?
In order of frequency: a cracked or undersized crown, missing or damaged flashing where the chimney meets the roof, failed mortar joints, a missing cap, and porous brick. All five are fixable, but they need to be diagnosed separately.
What does chimney repointing involve?
Deteriorated mortar is ground out to a consistent depth and replaced with a new mortar matched in strength and colour. Using a mortar that is too hard for older soft brick causes the brick face to spall, which is why matching matters on heritage properties.
Do I need a chimney liner?
You need an intact liner. If the existing clay liner is cracked or the metal liner is corroded, it must be replaced before the appliance is used — combustion gases entering a wall cavity is a serious carbon monoxide risk.
Can chimney repairs be done in winter?
Caps, liners and some flashing work can. Mortar-based masonry generally needs sustained temperatures above about 5°C to cure, so crown rebuilds and repointing are usually scheduled between spring and late fall.
