How we approach water heater
A water heater that leaks from the tank body is finished — no repair exists for a corroded tank, and anyone offering one is selling you time you do not have. A leak at a fitting, valve or the T&P relief is a different matter and is usually a straightforward repair. The first thing we do on a leak call is determine which of those you have.
When replacement is the answer, the choice between a conventional tank, a power-vented tank and tankless depends on your venting, your gas line capacity and how you actually use hot water. Tankless is excellent for high simultaneous demand but frequently needs a larger gas line and a dedicated vent, which belongs in the quote rather than in a surprise on install day.
Most water heater calls come down to one of four things: a failed thermocouple or igniter on a tank unit, sediment insulating the bottom of the tank so the burner cannot transfer heat, a failed mixing valve giving you lukewarm water at every tap, or scale in a tankless heat exchanger that has cut flow to the point where the unit modulates down. All four look identical from the shower, and all four have different fixes and very different costs.
Tank age matters more than any other factor. A leaking tank is not repairable — once the glass lining fails, water is escaping through steel and the only outcome is replacement, usually sooner than you would like. We check the anode rod, the drain valve and the relief line on every visit so you get warning ahead of a failure rather than a wet basement floor as the notification.
When to book
Incoming water is coldest in late winter, which is when a heater that was quietly underperforming all year finally cannot keep up with demand.
What drives the price
Component repairs on a tank unit are inexpensive; descaling a tankless unit, replacing a mixing valve, or replacing a tank that has started to leak are all substantially more.

Water Heater questions
How long does a water heater last?
Eight to twelve years for a conventional tank in {city}'s water conditions, fifteen to twenty for a well-maintained tankless. Annual flushing meaningfully extends both.
My tank is leaking — can it be repaired?
If the leak is from the tank body, no. Corrosion through the tank wall is terminal and the unit needs replacing before it fails completely. Leaks at fittings, the drain valve or the relief valve are repairable.
Is tankless worth it?
It is if you have high simultaneous demand or genuinely want the space back. Purely on operating cost the payback is long, and the conversion often needs a larger gas line and new venting — so we price the whole job before recommending it.
Can you replace a rental water heater?
Yes. We will explain the buyout and return process for your provider and coordinate the changeover, but the contract termination itself has to come from you.
