Why Your Gas Fireplace Needs Annual Service

· by Diamond Home Services

Annual gas fireplace maintenance in the GTA: what technicians check, what it costs, and the safety and warranty reasons not to skip it.

Gas fireplaces feel maintenance-free, which is exactly why they get neglected. Manufacturers require annual service to keep warranties valid, and Ontario safety codes expect gas appliances to be serviced by a licensed technician.

What actually degrades over a year

  • Pilot assemblies collect dust and webs, weakening the flame signal.
  • Burner ports partially block, producing yellow flames and soot.
  • Glass gaskets harden and leak, which changes combustion and can allow spillage.
  • Vent terminations get blocked by nests, leaves or snow drifting.
  • Thermopile output drifts down until the fireplace stops holding a flame on a cold night.

The service checklist

A proper visit includes removing the glass and logs, vacuuming and brushing the burner, cleaning the pilot assembly, inspecting and replacing the gasket if needed, checking manifold and inlet gas pressure, testing venting for spillage, measuring carbon monoxide at the appliance, verifying log placement to the manufacturer diagram, and testing the remote or switch. You should receive a written report with readings.

Cost in the GTA

$180–$300 for a single unit, less per unit if we service two on the same visit. Compare that to a mid-January no-heat call on your primary fireplace, or a claim denied because the appliance was never serviced.

Carbon monoxide is the real reason

CO is odourless. A partially blocked vent or a cracked firebox seal can produce it without any visible sign. An annual CO test at the appliance, plus working CO alarms on every level (required by Ontario law in homes with fuel-burning appliances), is the whole safety story.

Best time to book

Late summer and early fall. By November, everyone in Toronto discovers their fireplace does not light on the same weekend.
